Your office budget is a peer density budget

After salaries, office is often a startup's second-biggest cost. Most founders spend it on a bland box where the only human contact is a silent elevator ride.

That is a waste of the second-biggest line item.

The same dollars can buy an environment. For the founder, that means sitting near their peers and VCs who want to be useful, because being useful is how they get into the next deal. For the team, it means watching how high-performing companies actually work: how they use time, how fast they cut, how hard they focus.

Go to a tennis club and watch the pros warm up. Then put your team next to people who came through Google, Uber, SpaceX, OpenAI and Anthropic. You will see a pace you didn't know existed.

The critical step for any new team is going from not knowing they're behind to knowing exactly how far behind they are. In a bland box, that never happens. You never see exceptional, so you never chase it.

Coworking fixed the lease problem. Month to month. No deposit. No furniture. That part is smart.

Who you sit next to is the part most coworking gets wrong. In a generic space, the venture startup sits beside recruiters, lawyers and accountants. Those firms are not under VC pressure. They can afford to move slowly. If you become a product of that room, you lose.

Venture startups need other venture startups. Same pressure. Same cadence. Same race. Ask anyone from Y Combinator: the other companies were the product. Suddenly there was a speed they hadn't seen, and they had to cut everything that wasn't the work.

So many founders come to San Francisco to soak up startup culture, then rent an office identical to one in Idaho or Berlin. They paid for the city and bought the bland box.

I've seen the opposite. At RocketSpace, more than 30 unicorns came out of one building. Not because of the furniture. Because of who was on the other side of the glass.

Look at funded startups: the number-one common criterion is the quality of the founding team. Why? Experienced VCs know startups are insanely hard, and it is the quality of the conversations the team has that gets them around the problems and keeps them moving forward. Now imagine an entire building of that quality. And different industries have unique issues.

That is why 9Zero is for climate and VCity is for AI. Different industries. Different speeds. Different rooms.

The same rent, spent next to people who aren't racing, quietly sets your ceiling. Peer density is how you raise it.

VCity is that room for AI. Apply here before it's full.
